According to what kind of property you need, we will do the research and arrange time to show you those properties. After showing, you can adjust your previous plan and we will keep looking for suitable properties for you until you find your dream home.

STEP 2 OFFER

Once you decide which property to buy, we will prepare a legal document, commonly known as “offer”, and send it to the listing agent. The following things to do is the negotiation of the price of property. If both parties agree with the final price, they will sign the documents and move to the next step.

STEP 3 SUBJECT REMOVE

Once the offer is accepted, the next step is “subject removal”. The subject means conditions. There can be conditions in favour of the seller, or conditions which assist both the buyer and seller. For example, a condition related to financing should simply state ‘Subject to financing’ or ‘subject to the buyer getting financing’.  Once the buyer has ability to satisfy those conditions, the “subject “can be removed.

STEP 4 COMPLETION

Completion: before the completion of the transaction, the buyer need to pay the deposit, have the home inspected, satisfy the conditions and subject clauses, finalize the mortgage, and purchase the home insurance. After that, the buyer can hire a lawyer or notary public. The lawyer will take over the following steps of completion.

STEP 5 POSSESSION

Procession: normally the second day after completion, buyer can get the key. Then buyer can register for BC Hydro, BC Fortis and other service company and start up for move in.
